What does "grey structure" actually mean?

Grey structure is the skeleton of your house — everything before finishing. It includes:

Foundation digging and earthwork
Footings and plinth beams (concrete)
All brick or AAC block masonry
All concrete lintels above doors/windows
Concrete roof slabs on all floors
Structural steel columns and beams
Rough plumbing (pipes, drains, vents)
Electrical conduit (pipes, no wiring yet)

Grey structure does not include: plaster, flooring, tiling, paint, doors and windows, kitchen cabinets, sanitary fixtures, or any electrical wiring. Those are finishing work, priced separately.

What drives cost within the grey structure?

Foundation type

Impact: High

A standard strip foundation for a single-storey house costs significantly less than a raft foundation or pile foundation needed for soft soil or a planned double-storey. If you know you want to add a floor later, build the right foundation now — retrofitting is expensive. Foundation accounts for 10–15% of grey structure cost.

Wall material: brick vs AAC block

Impact: Medium

Fired clay bricks (standard red brick) cost approximately Rs. 18–22 per brick in 2026. AAC blocks (autoclaved aerated concrete) cost more per unit but require fewer units and less cement, and provide better insulation. AAC saves 15–20% on masonry cost but has higher block cost. Net difference is usually within 5–8% of total wall cost.

Roof slab thickness
